Job description
PURPOSE OF THE POSITION
To ensure residences are well maintained through proper cleaning, cost effective maintenance of residence building and acceptance hygiene and create conducive study environment and habitable space for residence students.
JOB DESCRIPTION
KEY RESPONSIBILITIES:
1. Residence Management
- Verify and confirm inventory lists (Asset management)
- Ensure students adhere to residential rules, regulations, and policies (booklets).
- Manage room allocations, cancellations and swapping of room.
- Key management
2. Maintenance
- Generate maintenance tickets on computerised system.
- Do buildings inspections.
- Facilitate and manage requisitions.
3. Contract Management
- Supervise cleaning and landscape services according to service level agreement.
- Report all contractual deviations to the Head of Residences.
- Daily hygiene inspections and, if and when required, execute deep cleaning processes such as fumigation and scrapping of floors.
- Ensure that transport systems (busses) adhere to service level agreements.
4. Budget Management
- Ensure that the residence(s) that you are responsible for, do not under nor overspend on budget.
5. Occupational Health and Safety Facilitation
- Be an certified Occupational Health and Safety (OHSA) Representative.
- Ensure Occupational Health and Safety feedback is provided during Occupational Health and Safety meetings.
- Report all incidents and accidents to the NWU Occupational Health and Safety Department.
- Relevant knowledge with reference to NWU evacuation drills (Procedures).
Minimum requirements
- Grade 12 (NQF level 4).
- A minimum of two (2) years’ experience in residence, accommodation, housing or related.
ADDED ADVANATGES:
- A degree or diploma in Behavioural Sciences (NQF level 7/6).
- A minimum of five (5) years’ experience in residence, accommodation, housing or related.
- A minimum of two (2) years’ experience residential /commercial/ property contract management.
KEY FUNCTIONAL/ TECHNICAL COMPETENCIES:
- Excellent written and verbal communication skills to effectively function within a multicultural and multilingual environment.
- Excellent communication and interpersonal skills.
- Excellent Planning, organising and execution skills.
- Numeracy skills: The ability to understand and analyse numerical information and to make the right conclusions and decisions, including, the ability to express ideas and situations using numerical or mathematical information.
- Advanced general management skills.
- Advanced knowledge and experience in the application of Microsoft Office, including but not limited to, Word, Excel, PowerPoint, Access, and Outlook.
KEY BEHAVIOURAL COMPETENCIES:
- Pro-active and innovative problem-solver.
- The ability to operate with minimum supervision.
- The ability to function as part of a team (effective teamwork).
